Comprar en otro país rara vez falla por falta de anuncios. Falla por falta de contexto. Yo vivo aquí, hablo los dos idiomas y conozco los dos sistemas: veinte años de vida en Inglaterra y el día a día en Andalucía. Esto es lo que cambia cuando alguien de aquí busca por ti.

Tú te enamoras de la casa. Yo miro la humedad, la orientación, el ruido del vecino y lo que la propiedad vale de verdad. Desde aquí, en persona y sin prisa, se ve lo que no se ve en una pantalla a 2.000 km.

Un apunte para quien compra para alquilar: en Andalucía el alquiler turístico necesita licencia (registro VFT) y algunos municipios están limitando las nuevas. Lo compruebo contigo antes de que hagas una oferta.
Pueblo blanco, fotogénico y con una belleza muy especial. A veinte minutos de la playa, pero con vida de pueblo todo el año.
Vecinos andaluces de toda la vida mezclados con residentes extranjeros, muchos del norte de Europa, que eligieron pueblo antes que playa. Parejas, artistas y jubilados activos.
Uno de los pueblos más visitados de la provincia de Málaga, con mucho turismo de día en primavera y verano. La casa de pueblo reformada funciona bien como alquiler vacacional, aunque las calles empinadas y el aparcamiento limitan qué propiedades encajan de verdad.
Elegante, muy deseada y con vida los doce meses. Una dirección con reconocimiento internacional y demanda constante.
Comunidad internacional muy asentada: británicos y nórdicos jubilados o prejubilados, familias que ya viven aquí todo el año y propietarios de alquiler vacacional. Se habla inglés en casi todas partes.
El destino más conocido de este litoral y el de demanda más estable. Temporada larga, mucho visitante británico e irlandés y alquiler vacacional durante buena parte del año. También el metro más caro de la zona: se paga la marca del sitio.
La playa de Nerja con energía fácil: paseo, chiringuitos y una sensación inmediata de vacaciones bien resueltas.
Sobre todo segunda residencia y alquiler vacacional. Mucho movimiento en verano y bastante más tranquilo en invierno.
La playa con más movimiento de Nerja. Los apartamentos con vistas al mar se alquilan casi solos en verano y bajan mucho en invierno: es un producto claramente turístico, no de larga duración.
Calas y acantilados protegidos junto a Nerja. Entorno natural, muy tranquilo y con muy poca oferta disponible.
Pocos vecinos y muy fieles: gente que busca naturaleza y silencio, y a la que no le importa depender del coche.
Muy poca oferta y un paraje protegido alrededor. Eso sostiene el valor, pero también limita lo que se puede construir o ampliar. Interesa a quien compra para tener y disfrutar, no para rotar rápido.
Bahía bonita, ambiente relajado y una mezcla muy atractiva de costa, privacidad y vistas abiertas.
Ambiente internacional relajado, gente de mar (buceo, vela, kayak) y familias granadinas con casa de fin de semana. Bastante menos turismo de masas que Nerja.
El buceo, la vela y el kayak traen visitantes fuera de julio y agosto, y eso alarga la temporada. Las villas con vistas y los apartamentos cerca de la playa son lo más buscado.
Más amplia, más práctica y con variedad real de barrios y precios. Muy buena para vivir los doce meses.
Ciudad viva todo el año: familias españolas, comercio local y una comunidad extranjera cada vez mayor. Buena si quieres vida normal y no solo temporada alta.
Turismo sobre todo nacional, con un verano fuerte y vida propia el resto del año. Mejor relación precio-metro que Nerja y una demanda de alquiler más repartida entre turístico y residencial.
Postal andaluza con castillo, mar y una sensación más serena. Carácter, sin el ruido de las zonas más turísticas.
Predomina el vecino español y el ritmo de pueblo. Atrae a quien busca calma y carácter, y a compradores con presupuesto más ajustado que en Nerja.
Menos saturada y más barata que la costa de Málaga. Atrae sobre todo a quien compra para vivir o pasar temporadas largas; el alquiler turístico existe, pero es más estacional.
La ciudad más práctica del litoral: puerto, hospital, comercio y precios generalmente más contenidos.
Ciudad de trabajo, con población sobre todo local española. Hospital, institutos y servicios de verdad; poca vida internacional.
Puerto de cruceros y ciudad de servicios. Aquí el alquiler es más de larga duración que turístico, y los precios de compra son los más bajos del litoral: es donde la cuenta del alquiler residencial cuadra mejor.
El litoral que recorro cada semana. Málaga a un lado, Granada al otro, y los pueblos en el orden en que te los encuentras por la costa.

A note if you are buying to let: in Andalucía holiday letting requires a licence (VFT registration) and some town halls are now limiting new ones. I check this with you before you make an offer.
A whitewashed village, photogenic and genuinely beautiful. Twenty minutes from the beach, but village life all year round.
Lifelong Andalusian neighbours mixed with foreign residents, many Northern European, who chose the village over the beach. Couples, artists and active retirees.
One of the most visited villages in Málaga province, with heavy day-trip tourism in spring and summer. A renovated village house works well as a holiday let, though steep streets and parking limit which properties genuinely work.
Polished, sought after and alive twelve months a year. An address people recognise, with steady demand behind it.
A long-established international community: British and Northern European retirees and semi-retirees, families living here full time, and holiday-let owners. English is spoken almost everywhere.
The best-known destination on this coast and the steadiest demand. A long season, plenty of British and Irish visitors, and holiday letting for much of the year. Also the highest price per square metre here: you pay for the name.
Nerja’s beach side, easy and lively: promenade, beach restaurants and an immediate holiday feel.
Mostly second homes and holiday lets. Busy through the summer and noticeably quieter in winter.
Nerja’s busiest beach. Sea-view apartments almost let themselves in summer and drop sharply in winter: this is clearly a holiday-let product, not a long-term one.
Protected coves and cliffs beside Nerja. A natural, very quiet setting with very little on the market.
Few residents and loyal ones: people after nature and silence who do not mind depending on the car.
Very little supply and a protected natural park around it. That holds value up, but it also limits what can be built or extended. It suits someone buying to keep and enjoy, not to turn over quickly.
A pretty bay, a relaxed feel and an appealing mix of coast, privacy and open views.
A relaxed international crowd, sea people (diving, sailing, kayaking) and families from Granada with a weekend house. Far less mass tourism than Nerja.
Diving, sailing and kayaking bring visitors outside July and August, which stretches the season. Villas with views and apartments near the beach are the most sought after.
Bigger, more practical, with real variety of neighbourhoods and prices. Very good for living here all year.
A town that works twelve months a year: Spanish families, local shops and a growing foreign community. A good fit if you want normal life, not just high season.
Mainly domestic Spanish tourism, with a strong summer and its own life the rest of the year. Better value per square metre than Nerja, and rental demand spread between holiday and residential lets.
An Andalusian postcard with a castle, the sea and a calmer feel. Character without the noise of the busier spots.
Mainly Spanish neighbours and a village rhythm. It draws buyers after calm and character, and those on a tighter budget than in Nerja.
Less saturated and cheaper than the Málaga coast. It mainly attracts buyers who want to live here or stay for long spells; holiday letting exists, but it is more seasonal.
The most practical town on this coast: port, hospital, shops and generally more contained prices.
A working town, mainly local Spanish residents. A hospital, secondary schools and real services; little international life.
A cruise port and a service town. Renting here is more long-term than holiday, and purchase prices are the lowest on this coast: it is where the residential rental sums add up best.
The stretch of coast I cover every week. Málaga on one side, Granada on the other, and the villages in the order you meet them along the shore.
