Remuneration

Our remuneration is contingent upon the type of services we provide.

 

In case of property search services based on criteria defined by the client, we charge a percentage fee calculated on the value of the acquired property.

 

When purchasing a property from our listings available in the Real Estate section, we do not charge a fee as we settle directly with the seller or the representing agency.

 

For support in property modernization, compensation is individually determined based on various factors such as investment value, project complexity, estimated completion time, scope of additional services, etc.

 

Detailed information regarding the conditions of contract fulfilment, work schedule, and compensation is outlined in the cooperation agreement, which is entered into with the client at the initial stage of the process.

· In the case of properties from the secondary market – the transfer tax (ITP) in the province of Alicante is 10% – it must be paid within 30 days from the date of purchase of the property

 

· For real estate from the primary market – VAT of 10% (instead of ETC)

 

· For real estate on the primary market – an additional tax on legal transactions (Impuestos de Actos Juridicos Documentados), which amounts to 1.2% of the purchase price


· The notary fee is charged according to the value of the property

 

· Legal services are approximately 1% of the transaction value + VAT

 

· Entry in the land and mortgage register (REGISTRO DE PROPIEDAD) – the rate depends on the value of the property

 

· Mortgage fees: valuation (approximately EUR 600), corporate tax (1.2% of the mortgage amount) and lender’s commission (usually 1.5% of the loan amount)
