Thanks to this, we will tailor the offer perfectly to your needs and expectations.
Property search
After carefully determining your needs, we start searching for the perfect property. We use our extensive database and establish contacts with private owners and local real estate agencies. We also have access to offers that are not published publicly. We cooperate with developers, property managers and administrators, which allows us to find properties of the highest standard and the best location
Initial verification
After finding a property that meets your requirements, we conduct an initial audit to make sure everything is in line with your expectations. We check the legal status of the property and its valuation to make sure you are making the best choice.
Presentation of offers
At this stage, we present you selected offers and discuss each of them in detail, presenting their strengths and weaknesses and indicating what may affect their value in the future. We will then arrange a visit so that you can see the property in person and make sure it meets your expectations.
Visit to Spain
Your visit to Spain is an extremely important stage for us in the process of finding the perfect property. That’s why we make every effort to provide you with full professionalism and comfort during your stay. First, we set a convenient date for your visit to ensure that it is convenient and achievable for you. We then arrange pickup from the airport, where our representative will be waiting for you. During your visit, we present selected properties that meet your preferences. For this purpose, we arrange meetings with owners and real estate agents so that you can get to know each of them in-depth. As part of our services, we also organize a meeting with a lawyer who discusses with you all legal aspects related to the purchase of real estate in Spain. As an additional element of your visit, we offer sightseeing tours around selected properties, so that you can get to know places that may add value to you when purchasing real estate. During your stay in Spain, you have the option of concluding a reservation agreement, which will provide you with security that the selected property will not be sold to another buyer. This is particularly important because the real estate market on the Costa Blanca is very competitive and dynamic, and many attractive properties are quickly snapped up. At the end of your visit, we offer transportation to the airport, ensuring that your entire visit is comfortable and hassle-free.
The preparatory stage before the real estate purchase transaction
After selecting your property, we move on to the preparatory stage, which is crucial for a successful transaction. Based on the power of attorney granted by you, we take a number of actions aimed at completing all formalities related to the real estate purchase transaction. We deal with, among others: opening a bank account for you in a Spanish bank, obtaining a N.I.E. number, which is necessary to carry out formalities in Spain, and we also help you obtain a mortgage loan, if you need one. All these activities lead to the smooth and safe transaction of purchasing real estate in Spain.
Notarial act
At the final stage of preparation for the purchase of real estate in Spain, we set a convenient date for signing the notarial deed. You can sign it in person, but this requires you to come to Spain. Alternatively, based on a previously prepared power of attorney, a lawyer can sign it on your behalf. After signing the notarial deed and transferring ownership of the property, we will assign contracts with utility service providers to you. Then we will register the property with the appropriate institutions and order the payment of all notarial and tax fees. A notarial deed is a key document in the process of purchasing a property in Spain because it confirms the legal ownership of the property by the buyer and the seller.
